Once the property is bought, refurbished and put on the market ready for rental we will be handing it over to a dedicated team of care professionals known as Registered Care Providers. These companies specialise in the use of private housing as care units for the homeless and for anyone with supported living needs.
As a limited company we have the freedom to look for specific property projects in the areas where these care providers and community interest groups need them most.
It is our aim to solve the crisis itself in 3 simple steps
Accommodation - care - support
We will therefore be making donations to local homeless charities to make sure that not only are the homeless living in a safe space and being cared for, but that they also have the chance to interact with the community and feel supported in the times where care providers are not with them. We believe that these walk-in community projects are key to helping people feel connected and supported.
“As far as rehabilitation goes, housing is a start, but support is key”
Tiffany B - René House CIC
We will be targeting properties, either houses or flats currently in poor condition, the worse the better. This is because the more work that needs to be done the easier it will be to customise the property to the needs of the incoming tenants.
Refurbishment in this manner can not only lead to providing a living space for the tenant but also contributes to incrementally raising the ceiling prices of the properties in that area.
If you are at all interested about how having empty properties can affect a local area then here are 4 points from Action on Empty Homes, written as part of an article called, Why empty homes matter.
1: There are too many homes lying empty
Latest Government data shows that over 216,000 homes in England have been empty for over six months. In all, over 600,000 homes are currently vacant.
2: Leaving homes empty is a waste
We believe that we cannot afford to waste such properties. England needs over 300,000 additional homes each year.
3: Bringing empty homes into use helps neighbourhoods
There are neighbourhoods with clusters of empty homes. Tackling empty homes in these areas should be part of wider neighbourhood initiatives that start from the perspective of the issues people face there.
4: It makes environmental sense
Creating homes from empty properties saves substantial amounts of material compared to building new homes, minimises the amount of land used for development and avoids wasting embedded carbon; helping to combat climate change.
Did you know that, in figures taken from 2018 as many as 22,000 homes in London sat vacant?
WHY are all these properties left empty, when there’s such a fierce demand for housing? An Admiral spokesperson has said:
"It is vastly explained by what the authority calls 'buy-to-leave'... homes are being bought up as investments, often from abroad, and not being used to provide housing for people.”
There is also a trend of investors and landlords not being able to afford refurbishment or upkeep of the property and it therefore falls into an unsuitable and unusable state. This is not just a problem facing London but every city and major town across the country.
From the House of Commons Library the statistic as of October 2020, there are over 600,000 empty homes across the country. Homes that, in the right hands could be refurbished and made into homes for the homeless, people in care, people with disabilities and people with assisted or supported living needs. In 2018 Nottingham had 4,116 vacant properties and 8 homeless deaths. If there is ample space available, then why is this allowed to happen?
Fairbreak aims to make sure that whatever the needs of the community we serve, we will do our best to make sure there are rooms available to anyone who needs them.
It is easy to think of homelessness as a statistic, but these lives are all individuals, facing their own issues and reasons for being classified as homeless.
Our aim is to create safe, comfortable living spaces that will help Care Providers who support anyone classified as homeless no matter their circumstances.
Using years of knowledge in the property sector we will be constantly on the lookout for homes that can be transformed into perfect living spaces for our tenants. A space that they can be proud to call home and truly makes them feel like they have a good base to start from.
organisations we partner with have had years of experience in the care sector and are always in need of high quality homes in which to house their tenants. we also provide an alternative to private landlords by operating as a Limited Company making the whole process faster and more convenient.
We will therefore be supporting local charities to ensure that they can continue tackling homelessness. Be it helping to fund feeding, clothing and supporting the homeless we will continue to be engaged with the hopes that they will all have a better future.
